About the grant

The Vacant Property Refurbishment Grant — part of the government's Croí Cónaithe fund — provides financial support to bring unused properties back into use across Ireland. It is available to owner-occupiers and landlords, and is managed through your local county council.

Properties built up to and including 2007 are eligible. The grant is non-repayable provided conditions are met, including remaining in the property for a minimum of 10 years if it is your principal private residence.

€50,000

Vacant property

Maximum grant available for a qualifying vacant property being refurbished.

€70,000

Derelict property

Maximum grant available where the property is deemed structurally derelict, supported by an independent report.

Where asbestos fits in

Most properties eligible for this grant were built when asbestos-containing materials were in common use across Irish construction — in roofing, flooring, insulation, pipe lagging, and throughout the building fabric.

Before refurbishment work can begin, your architect or local authority will typically require a Refurbishment and Demolition Asbestos Survey (RDAS) to be completed. This is now standard practice across most county councils as part of the grant approval process.

Worth knowing

Without an RDAS, your project cannot safely or legally proceed, and your grant application may stall. Arranging this early avoids delays further down the line — and in many cases, your architect will prompt you to do exactly that.

Survey visit

We attend the property and carry out a thorough inspection. Any suspect materials are sampled and sent to a UKAS-accredited laboratory.

Lab analysis

All samples are independently tested. Results are typically back within a few working days.

Your report

You receive a full written report with colour-coded floor plans. If asbestos is found, we'll talk you through what it means and what comes next.

Onward support

Your architect and local authority receive the documentation they need. We remain available if further questions arise during the project.
