If your home - or a home you're thinking of buying - was built before 2000, there is a reasonable chance that asbestos-containing materials are present somewhere in the building. This does not necessarily mean danger. But it does mean it is worth knowing.

Before buying

A pre-purchase asbestos survey gives you an accurate picture of what is in the property before you commit. Asbestos can be expensive to remove. Knowing about it before exchange is significantly better than finding out during a renovation.

Suspicion of a specific material

Before renovating

If you are planning building work — extending, converting a loft, replacing a roof, removing walls — you should have an RDAS carried out first. Disturbing asbestos without knowing it is there is a serious health risk, and under recent regulatory changes, a legal one too.

What you should know

In Ireland, domestic property owners are not legally required to have an asbestos survey or remove asbestos from their own home. However, if a tradesperson - an electrician, plumber, or builder - is coming into your home to carry out work, they have a right to know whether they may be exposed to asbestos in the course of that work.

Asbestos in a domestic property in good condition and left undisturbed does not present an immediate risk. The risk arises when it is drilled into, sanded, broken, or otherwise disturbed. Our surveys help you understand what is present, what condition it is in, and what - if anything - you need to do.

A note on cost

Discovering asbestos is rarely the end of the world — but discovering it unexpectedly mid-renovation, without a plan, can be costly and disruptive. A survey before work begins is almost always the more sensible approach.
