Management Asbestos Survey

A non-intrusive survey to identify and record asbestos-containing materials in your building — the legal starting point for any non-domestic premises built before 2004.

What is a Management Survey?

A Management Asbestos Survey (MAS) is a non-intrusive inspection designed to locate and assess asbestos-containing materials (ACMs) that may be present during the normal occupation and use of a building.

The survey covers all reasonably accessible areas - ceilings, floors, walls, service areas, roof spaces, and riser panels. Samples are taken from suspected materials and sent to a UKAS-accredited laboratory for analysis.

The findings are compiled into a formal survey report and asbestos register, which forms the basis of your Asbestos Management Plan.

Is it a legal requirement?

Yes. Under the Safety, Health and Welfare at Work (Exposure to Asbestos) Regulations 2006–2025, any workplace built before 2004 must have an asbestos risk assessment and a Management Survey in place. The condition of any identified asbestos must be checked by a competent person on an annual basis.

This applies to offices, factories, schools, retail premises, care homes, warehouses, and all other non-domestic buildings - regardless of size.

IMPORTANT

A Management Survey covers accessible areas under normal building conditions. It is not suitable for buildings where structural work is planned. If you are refurbishing or demolishing, you need a Refurbishment & Demolition Survey (RDAS) instead.

Site inspection

We carry out a thorough non-intrusive inspection of all accessible areas. Suspected materials are sampled safely and sent to an accredited laboratory.

Laboratory analysis

All samples are independently tested at a UKAS-accredited laboratory. Results are typically returned within a few working days.

Survey report & register

You receive a detailed, colour-coded report showing the location, type, condition, and risk rating of any ACMs found — along with clear recommendations for management or removal.

After the survey

Your survey report is the foundation for your legal obligations going forward. If asbestos is found, you will need an Asbestos Management Plan — a document that sets out how identified materials will be monitored, maintained, and communicated to anyone working in the building.We can produce your Management Plan as a follow-on service. If removal is required, we will advise you and can connect you with trusted, vetted contractors. We do not carry out removal ourselves, so our advice is completely impartial.
